Most serviced lots can now hold three units as-of-right under Bill 23: the house plus two additional residential units. Oakville's Zoning By-law 2009-189 (s. 4.29) allows either two attached units, or one attached unit plus one detached unit. A basement apartment does not block you from adding a detached suite.
What you can actually build here
Oakville does not publish a free pre-approved catalogue the way Mississauga does (studio 430 / one-bed 600) or Toronto does (studio + two-bed garden). There is no Modular X "Oakville 430/600" on file at the Town.

The lot rules that stop a build
We confirm setbacks, height, coverage, and servicing on the survey at feasibility. Oakville's ARU standards sit in the zoning by-law and vary by zone (south of Dundas uses By-law 2009-189; North Oakville uses By-law 2014-014). We will not invent a rear-setback number that the Town has not published as a single town-wide figure.
What we can say from the Town's current ARU text:
- What it is: a detached additional residential unit in an accessory building associated with a detached, semi-detached, or townhouse dwelling
- How many: one detached unit plus one attached unit, or two attached units — not two detached suites
- Entrance: a separate entrance cannot face a yard that is less than 1.0 m
- Services: municipal water and sewer on a serviced lot. We confirm connections at feasibility
- Bill 23 / O. Reg. 462/24: as-of-right additional units on most serviced urban lots; provincial standards also speak to coverage and building separation. The Town's by-law still sets height and setbacks
Heritage conservation districts, the Natural Heritage System, Conservation Halton lands, and protected trees add review. Those are lot-specific.
Trees, existing sheds, and a hydro or gas meter in the path kill more projects than a zone label does. We check those on the lot.

Two ways to build
Same accountable team. Same finish standard.
Full custom — foundation-up on your lot. Typical 9–14 months. Best for irregular lots, heritage conditions, and a house you want the suite to match.
Modular crane-in — we pour the slab and run utilities while the unit is built on a factory floor. Typical 5–8 months. One crane day. Less weather risk. Crane access from the street or a neighbouring yard has to work; we will tell you if the pick does not work before you pay for a module.
We do not pass stock photos off as completed Modular X jobs. Factory and jobsite footage is the record.
What it costs (illustrative)
A typical one-bed turnkey elsewhere in the GTA is illustrated around $310,000. That is not an Oakville quote. Lot, servicing, trees, heritage or Conservation review, and finish level move the number.

- Site plan and grading / drainage as the Town requires
- Building permit through Oakville Building Services
- Conservation Halton or heritage review if the lot requires it
- Inspections through occupancy (building, HVAC, plumbing, ESA)
