Garden home, coach house or garden suite? Markham's three words
- Garden home: a dwelling unit in an accessory building in the rear yard of a lot that is not accessed by a lane.
- Coach house: a dwelling unit, mostly above a detached private garage, in the rear yard of a lot that is accessed by a lane.
- Garden suite: in Markham's by-law, a temporary dwelling unit regulated under the Planning Act and designed to be portable.
Coach houses and garden homes are both accessory suites to the house, and a property cannot have both. If you searched for a garden suite in Markham, the permanent building you most likely mean is a garden home.
Garden home and coach house rules in By-law 2024-19
This is the City's own summary, from its April 2026 homeowner guide, for lots covered by By-law 2024-19. Other zoning requirements may apply, and lots outside 2024-19 need a zoning search.
| Rule | Garden home | Coach house |
|---|---|---|
| Location | Rear yard, at least 4.0 m from the main building and 1.2 m from the interior side and rear lot lines (0.5 m on lots under 4,000 m² with no doors or windows facing that line) | Rear yard, same 4.0 m and 1.2 m / 0.5 m setbacks; must be accessed by a lane |
| Size | Gross floor area above average grade: 15 m² on lots of 500 m² or less; 60 m² on larger lots (15 m² where the main building has no exterior side yard and no interior side yard setback of 1.2 m or more) | Lot coverage: the greater of 15%, or 40 m² (lots under 4,000 m²) / 60 m² (4,000 m² or more) |
| Height | 4.0 m on lots up to 4,000 m²; 5.5 m on larger lots | 8.0 m maximum; at least two storeys |
| Parking | One space for the main house plus one for the garden home or coach house; three if there is also a secondary suite. Each 2.75 m × 5.8 m minimum. No street or lane parking | |
Ontario's O. Reg. 462/24 also sets province-wide standards for additional residential units on urban lots, and we check the lot against both.
Building Code points that shape a Markham garden home
- Fire access: the City's guide treats a 1.2 m unobstructed path from the street to the unit's entrance as generally acceptable, with no more than 45 m from the fire truck to the entrance and 90 m in total from hydrant to truck to entrance.
- Water: the garden home needs its own water shut-off valve, and the water and sewer services must be sized for the main house and the new unit together.
- Ventilation: a self-contained ventilation system for the unit.
- Windows: spatial separation limits how much glass faces the house and the lot lines. The detached-garage exemptions do not apply to a garden home.
- Electrical: service to the unit sized for the load, under the Ontario Electrical Safety Code.
Permit, inspections and fire registration
- Feasibility: Property Details Search, survey, servicing, trees and crane access
- Drawings by a BCIN-qualified designer, a licensed architect or a professional engineer
- Building permit application online through Markham's ePLAN portal
- Inspections: footings, framing, plumbing and mechanical rough-in, insulation, fire separations where they apply, and occupancy, each booked 24 hours ahead
- Registration with Markham Fire and Emergency Services after construction, with a fee, proof of insurance covering both units and a general electrical inspection report
Two ways to build
A 4.0 m height limit usually means a single-storey garden home, a size that suits a factory-built module. Modular crane-in: slab and services on site while the unit is built in a factory, typical 5–8 months when the crane pick works. Full custom: foundation-up, typical 9–14 months. Comparison: modular vs site-built.
What it costs
Markham publishes no cost data, and we do not invent a Markham price. The fire registration carries a fee the City does not state in its guide. For the public figures that exist in Ontario, see garden suite cost in Ontario.
