What happens after you reach out

  1. We reply. We follow up within one business day.
  2. We ask about the lot. The address, the city, whether the lot backs onto a public lane, and what the suite is for.
  3. We run the feasibility check. Zoning, separation and setbacks, fire access, trees, servicing distance and crane reach, checked against your municipality's rules before anyone draws a plan.
  4. You get a straight answer. If the lot works, we lay out the path: a City pre-approved plan or custom drawings, the permit file, and a modular or site-built build. If it does not, we tell you why.
  5. Pricing comes after feasibility. We do not publish a price list, because the lot sets the number.

Do I need to know my zoning before I contact you?

No. Send the address and what you want to build. The feasibility check pulls the zoning. For Toronto and Mississauga addresses, the instant lookup on the feasibility page shows the zone code without an email.

What should I put in my message?

The property address and city, whether the lot backs onto a public lane, what the suite is for, and any survey or photos you already have. That is enough to start the lot check.

Will you give me a price on the first call?

No. We do not publish a price list, because the lot sets the number. We price a property after a site-specific feasibility review of zoning, servicing distance, trees, access and crane reach.

Which cities do you work in?

Mississauga, Toronto (including Etobicoke and Toronto laneway suites), Brampton, Oakville, Milton, Burlington, Hamilton, Vaughan and Markham. Each has its own page, because each municipality writes its own rules.

Do you handle the building permit?

Yes. We prepare and file the building permit application and coordinate the site plan, grading and servicing details the city reviews.
