Most serviced lots can now hold three units as-of-right: the house plus two additional residential units. A garden suite is one of those units. A basement apartment does not block you from adding one.

What you can actually build here

Mississauga publishes two free pre-approved garden suite plans. Use them and the City expedites the first review. You still need a site plan and a grading plan. The building drawings stay on file.

Finishes — siding, windows, doors, flooring — can change. Wall, door, window, and room locations cannot, or you lose the pre-approved path.

The lot rules that stop a build

These are the numbers that matter before anyone talks finishes.

  • Rear setback: 1.8 m from the rear lot line
  • Interior side setback: 0.6 m
  • Street-facing side (corner lots): 2.5 m — a corner lot is not extra room. The flankage yard is the larger constraint.
  • Fire route: 1.2 m wide × 2.1 m high, street to the suite door, no longer than 45 m
  • One garden suite per lot
  • Townhomes: narrower. Corner and through lots in RM5 / RM6 often work. Interior condo townhouses usually do not.

Trees, existing sheds, and a hydro or gas meter in the path kill more projects than zoning does. We check those on the lot, not from a map.

Two ways to build

Full custom — foundation-up on your lot. Typical 9–14 months. Best for irregular lots and a house you want the suite to match.

Modular crane-in — we pour the slab and run utilities while the unit is built on a factory floor. Typical 5–8 months. One crane day. Less weather risk.

We do not pass stock photos off as completed Modular X jobs. Factory and jobsite footage is the record.

What it costs (illustrative)

A typical one-bed turnkey, including permits, is illustrated around $310,000. That is not a quote. Lot, servicing, trees, and finish level move the number.

Mississauga's ARU program refunds building permit fees after construction and final inspections. Second and third units are exempt from most municipal charges. You still pay the new-address fee (about $82 + HST) and some development charges. Confirm current fees on the City schedule at application.

Permits, without the theatre

  5. First review: about 15 business days on a complete file
  6. Fees at issuance — permit fee refunded after final inspection
  7. Inspections through occupancy (building, HVAC, plumbing, ESA)

Incomplete files come back about two weeks per cycle. A clean site and grading package is the schedule.
