A Brampton garden suite is a detached backyard home — cooking, living, sleeping, and a washroom — on a lot that already has a house. The City calls it an additional residential unit (ARU) in the rear or interior side yard. Modular X designs it, permits it, and builds it. You start with a feasibility check, not a sales call.

Most serviced lots can now hold three units as-of-right under Bill 23: the house plus two additional residential units. A garden suite is one of those units. A basement apartment does not block you from adding one. Two garden suites on one lot are not permitted.

What you can actually build here

Brampton does not publish a free pre-approved catalogue the way Mississauga does (studio 430 / one-bed 600) or Toronto does (studio + two-bed garden). There is no Modular X "Brampton 430/600" on file at the City.

We design custom, or we adapt a plan to the lot and to Brampton's ARU rules. Same team. The Planning Division reviews the design before Building takes a permit.

The lot rules that stop a build

The City of Brampton publishes these garden-suite provisions. We confirm every number on your survey at feasibility — by-laws get amended, and provincial ARU rules (Bill 23 / O. Reg. 462/24) also sit on the lot.

From the City's current garden-suite page:

  • Location: rear or interior side yard only
  • Published size: 35 m² (376 sq ft) in most Residential zones; 80 m² (861 sq ft) in Hamlet, Estate, or Agricultural zones
  • Published setbacks: 2.5 m from the rear lot line; 1.8 m from the interior side; 3.0 m from the principal dwelling
  • Published height: the lesser of the principal dwelling, or 4.5 m in most Residential zones / 7.5 m in Hamlet, Estate, or Agricultural zones
  • Access: 1.2 m unobstructed pedestrian path to the suite door
  • No balcony or rooftop patio
  • One garden suite per lot

The 35 m² cap on a typical residential lot is the number most people miss. A GTA one-bed illustration may not fit that envelope. We will say so at feasibility instead of drawing a unit the by-law will not take.

Trees, existing sheds, a hydro or gas meter in the path, and Conservation Authority lands (CVC or TRCA) stop more projects than a zone label does. We check those on the lot.

Feasibility first — no instant zone code

Brampton is not on our instant zoning map. That tool covers Toronto and Mississauga only.

The City of Brampton has its own ARU search tool on brampton.ca. That is the City's map, not ours. It does not replace Planning review or a building permit.

Two ways to build

Same accountable team. Same finish standard.

Full custom — foundation-up on your lot. Typical 9–14 months. Best for irregular lots and a house you want the suite to match.

Modular crane-in — we pour the slab and run utilities while the unit is built on a factory floor. Typical 5–8 months. One crane day. Less weather risk. The module still has to fit Brampton's published size and setback envelope.

We do not pass stock photos off as completed Modular X jobs. Factory and jobsite footage is the record.

What it costs (illustrative)

A typical one-bed turnkey elsewhere in the GTA is illustrated around $310,000. That is not a Brampton quote, and it is not a promise that a one-bed fits your zone. Lot, the published size cap, servicing, trees, Planning review, and finish level move the number.

Brampton's Garden Suite Grant Program closed on 21 July 2025. We do not sell a rebate that is not open.

The City charges a Planning (Custom Home – Garden Suites) review, a building permit, and a one-time ARU registration. Confirm current fees on the City schedule at application. We do not invent a fee list here.

Permits, without the theatre

Brampton starts in Planning, not Building.

  1. Feasibility and site assessment — survey, setbacks, trees, servicing
  2. Custom or adapted plan that fits the current ARU rules
  3. Custom Home – Garden Suites Review (Planning): urban design, zoning, grading, servicing, site drainage
  4. Architectural Control stamp and approved engineering drawings
  5. Building permit + ARU registration
  6. Conservation Authority approval if the lot is regulated (CVC or TRCA)
  7. Inspections through occupancy (building, HVAC, plumbing, ESA)

We run the file. You pick the plan and the finishes.
